Parking
258 parking spaces
Count of all parking groups marked on the zoning plan for customers of the retail park. The ratio is approximately 19.2 spaces per 1,000 m² GLA.
Why this location
Two strong anchors
Grocery anchor (1,770 m²) as a driver of everyday footfall and a DIY anchor (3,600 m² + 914 m² garden centre) with a supra-local catchment.
Complete tenant mix
Fashion and off-price, home furnishings, electronics, drugstore, pet store and non-food discount — a full mix of retail profiles along the mall.
Convenient parking
258 parking spaces per the zoning plan, arranged in rows directly in front of the storefronts, with dedicated spaces for people with disabilities.
Segregated delivery access
A perimeter delivery road behind the mall and separate deliveries for the DIY unit — customer traffic never crosses goods traffic.

Retail location analysis
The only county town in the region without a Lidl, Kaufland or Aldi
The analysed plot is located in the northern part of Mogilno, directly on the DW254 regional road (towards Barcin/Bydgoszcz), about 1 km from the town centre and about 4 km from the DK15 national road (the Toruń–Inowrocław–Gniezno–Poznań corridor). Mogilno is a county town (approx. 10,900 residents; municipality 23,800; county 43,400), where the modern retail offer is markedly shallower than in neighbouring towns.
About 1 km from the plot, on Hallera Street 27, a small retail park already operates (CCC, Sinsay, Pepco, Martes Sport, next to Biedronka and Rossmann). The new retail park must build an edge through a tenant mix that is not yet present — above all a grocery discounter (Lidl/Aldi — a gap across the entire county), complemented by HalfPrice, Hebe/dm and KFC (drive-thru on DW254).

Road traffic and accessibility
- The plot borders DW254 (Brzoza–Barcin–Mogilno–Wylatowo) — the main route out of Mogilno to the north.
- DK15 (the Poznań–Toruń corridor) about 4 km to the southeast; the McDonald's in Goryszewo confirms the strength of the corridor.
- The network is complemented by DW262 (Kwieciszewo–Gębice–Orchowo) and DW255 (Pakość–Strzelno).
- Active disruption (TomTom, 12.08.2026): closed section of Witosa ↔ Świerkowa north of the town — local, away from the plot's vicinity.
Strengths
- The only county town in the region without a Lidl, Kaufland or Aldi — a grocery gap across the entire county.
- No full-format shopping centre within the 25-minute zone.
- ~92,000 residents within the 25-minute zone (GUS estimate).
- Exposure to DW254 and proximity to DK15 (the Poznań–Toruń corridor).
- Proximity to an existing retail cluster (Hallera/Mickiewicza) creates a natural retail destination.
Risks
- A retail park 1 km from the plot with an overlapping value mix (CCC, Sinsay, Pepco, Martes).
- Weak demographics: town population −14.0% between 2002 and 2024, median age 44.7 years.
- Salaries at 83.6% of the national average, unemployment 9.6% (women 15.1%).
- Small local market (~11,000) — the project must draw on shopping trips from neighbouring municipalities.
